Display Link in Description Workflow Select Features activity

I have a workflow with a query and a Select Feature Activity.  I want to format a URL Link  In the Long description field  

 

All the fields are displayed except for the what appears after the Link 

 

The URL  does Not display  and the script shows  blank url<a></a>

Here is what is in the Long Descrition Format Field.

"Address: {SitusFormatted}<br/>City: {Community}<br/>Parcel: {PropID}<br/>Type:{LOMCType}<br/>Link:<a href=&quot;http://www.marinmap.org/FEMA_LOMC/Docs/{FileName}_ALL.PDF&quot{FileName}</a><br> "

  Have you tried putting your <a> tag inside of a <div> tag? I've noticed that the feature description and long description can be a little finicky about that sometimes.
